If interested you will be paired with the land flipper to negotiate a split and execute the deal.

How Long Do Deals Last?

On average, land deals take about three months to sell. However, the timeline can vary significantly—it may be shorter or take much longer. Additionally, many sales involve seller financing, which means the deal could be tied up for years. In short, a cash sale offers a quick turnaround, while a seller-financed deal takes longer but often yields higher profits.  You must be willing to have your investment tied up for a few years.

How Much Can I Make?

When we send you the deal, it will include the flipper’s requested profit split, but the final split is entirely up to you and the flipper to negotiate. STE LLC charges a 5% profit connector fee only after the property sells and the initial investment is recouped. For example, if you invest $5,000 and the property sells for $15,000, the $10,000 profit results in a $500 fee to STE LLC. If the property is sold on contract, the fee is deferred until the initial investment is fully recouped.

Recommended Deal Terms

For a first-time JV partnership, we often recommend a 50/50 profit split. The investor recoups 100% of their initial funds before any profit distribution. Once the investment is fully recovered, the remaining profit is split equally between the investor and the flipper.

Why Fund A Land Deal? 

Deals often generate returns of 300–500% on the purchase price. For example, a piece of land bought for $4,000 and sold for $16,000 results in a $12,000 profit. When split between the investor and the flipper, each earns $6,000, giving the investor a 150% return. If it's a cash deal, this is a significant win, and if sold through seller financing, it still yields an excellent annualized return.
